Please make sure that the design professional you retain to draw your as-built plans prior to getting your Certificate of Occupancy, is a licensed architect in Arizona has the capacity to stamp the plans. There are different individuals who can draw the as-built plans, but they are not licensed and cannot stamp the as-built plans. The as-built plans will be worthless. Believe it or not this happens.
There are two sets of plans necessary. As-built plans are floor and site plans that the architect does of your existing building. The final floor plan and site plan of what you want to do is a completely separate set of plans. Both are presented at the same time in order the get a permit and call for inspections from the City of Phoenix before a Certificate of Occupancy can be issued.
If you have any questions or need help, I am happy to talk with you. Please call Jerry Kadansky at 602-403-2500. I am a licensed, bonded, commercial general contractor. After our initial call, if necessary, my architect and I can sit down over a cup of coffee at talk with your about your project.
